Philosophy
Cities are living systems.
Every successful place begins with planning rather than construction. Before a foundation is cast, the questions that determine whether a district will work have already been answered: how land is divided, where water goes, how people move, who owns what, and what happens in forty years.
Planform works at that scale. We identify underutilised land, develop long-term frameworks, coordinate multidisciplinary teams, and deliver integrated communities in which infrastructure, housing and economic opportunity are designed together rather than sequentially.
A building is an object. A city is a system. The distinction governs everything we do.

Regeneration begins with understanding why a place stopped working. We study land ownership, movement, servicing capacity, tenure, informal economies and the social structures already present, then design an intervention sequence that restores value without displacing the people who hold it.

A master plan is a system, not a picture. We define the structure that will outlive individual buildings: the block grid, the movement hierarchy, the servicing spine, the public space network and the density logic that allows a place to grow for forty years without being redesigned.

Urban design is where a master plan is tested against the body. Street widths, building edges, shade, sightlines, thresholds and the quality of the ground floor determine whether a plan becomes a place.

Infrastructure decisions determine what a place can become. We model capacity, phasing and cost early, coordinating civil, electrical and environmental engineers so that servicing leads development rather than chasing it.

A settlement is a social institution before it is a physical one. We work with residents, local government and community structures to define tenure, shared facilities, local enterprise space and the governance that will maintain them.

Affordability is a product of land cost, density, typology, servicing and finance — not of reduced finishes. We model these together to find the density at which a household at a given income can be housed near work, sustainably.

Advisory work answers a single question with rigour: what should happen to this land, in what order, funded how. We combine spatial analysis with financial modelling so that the answer is defensible to both a council and an investment committee.

Complex developments fail at the interfaces. We hold the interfaces: the drawing register, the approval sequence, the site instruction chain and the coordination between disciplines that each see only part of the whole.

Development programmes run for years and cross political cycles. We manage them as systems: critical path, cash-flow, risk register, and a decision record that survives changes in personnel.
